Need to Move, But You Haven't Sold Your House?

You need to move, but you haven't sold your house.  This is a real dilemma.  Can you afford to carry your current mortgage payment and your new living expenses simultanteously?  If you can't you need to stay where you are until you've sold your house.  Even if you find a buyer today, you aren't likely to close the sale for at least 30 days and more like 45 to 60 days.  What can you do to move things along?  Rethink your price.  Maybe your house is overpriced?  Even if it's just the market slow-down, a reduction in price could spark new interest in your property.

De-Clutter Your House

When you're trying to sell your home, one of the best things you can do is to declutter your house.  You want to do this so the prospective buyer can imagine himself or herself in your home with your "personal" things, like photographs and posters, the notes on the refrigerator to remind yourself of the groceries to buy, etc.  You should also be sure to get rid of the "mess" -- the dirty dishes, the dirty laundry, the trash -- before a prospective buyer comes over.  If you have too much furniture, consider storing some of it.  A cluttered home can detract from a possible sale.

Working with Mortgage Brokers

With the current credit crisis, it is suggested that you work with a mortgage broker, rather than to go to a lender directly, as that broker will have multiple lenders to approach on your behalf about loaning you funds to buy your property.  Always choose a reputable mortgage broker and make sure his or her fees are paid by the lender and fully disclosed to you.
